Most of the hard wor k is done even before you sign a private contract ("compraventa") and pay a deposit, so that you know if there are any bad debts, unresolved inheritances or hidden rights on the property and that these have been dealt with prior to committing yourselves. We work closely with a lawyer who forms part of our team and who can prepare contracts and give independent legal advice. Although we do collaborate with all the estate agents in town, we are independent and are often called in to provide the professional back up they need. Worried about the costs of the transfer? Ask us to calculate the amount you will need to pay all your bills and legal costs, so that you know how much to budget for. We can also work out the amount of inherita nce tax to be paid if this is appropriate and calculate your rates for the next few years. If you are selling and there is Capital Gains Tax to be paid, we can help you through the minefield and set your options out clearly. Once you have bought your property, we can arrange for the bills to be put into your name, i.e. electricity, water, gas contract, rates. We can also prepare your will and organise a building permit in the town hall. We can then recommend builders, plumbers, electricians, carpenters etc, and also where to buy goods that you need.
